Gas and Electric Safety Check Melbourne

As a landlord or property manager there are certain precautions that you need to take to ensure your tenants are safe in your property. Safety checks help your tenants live comfortably in your property with the peace of mind that all the facilities are in safe working order. Scheduling safety checks also gives you the protection to show that you’re meeting legal expectations to keep your tenants safe.

In accordance with new renting laws, it is the responsibility of a landlord or property manager to ensure all their properties receive a gas and electricity safety check every two years completed by licensed or registered electricians and gas fitters.

Electricity Safety Check

It is the responsibility of the rental provider to arrange electricity safety checks for their properties every two years. An electrical safety check involves a thorough inspection of all electrical fittings on the property conducted by a licensed electrician. The electrician will determine what repairs (if any) are required to keep the premises safe and then arrange for the work to be carried out as soon as possible.

Gas Safety Check

Much like electrical checks, it is a requirement that rental providers arrange a gas safety check every two years. The check must be carried out by a licensed or registered gas-fitter for Type A gas appliances. This should be listed as ‘Gas Servicing Type A’ on the Plumber’s Identity Card. 

Smoke Alarm Safety Check

Smoke alarms and fire safety checks are required to ensure that all alarms are in working order in case of a fire. It is the duty of the rental provider to ensure that smoke alarms are correctly installed, have their batteries replaced as required, and are tested according to manufacturer instructions at least once every twelve months.

If a rental provider is notified of a smoke alarm that needs to be replaced or repaired, the landlord needs to take immediate action.
